The Space
This single-story house sits on a 30,000 square foot lot in a quiet suburban neighborhood in the city of Los Angeles. Most of the property consists of hills, and all the landscape is all dirt. This property will be undergoing construction to develop a new building on the hillside. There is a barrier fence between the construction area and our guest area.
Due to this slight disturbance, the nightly rate of this listing has already been discounted! Please do not lower our star rating if you notice construction crews or machinery on the property during normal construction hours of 8:00 AM – 5:00 PM Monday – Saturday. All amenities promised in the listing are always fully available for your use. For more information, please contact us.
This private property is ideal for friends and family, sleeping up to 12 guests comfortably throughout the home with a year-round heated pool, BBQ grill and much more to enjoy! The pool is heated at your own discretion at no additional charge (easily controlled by you). During colder weather and nights, the pool heater may not be able to reach the desired temperature, however it is always available and operable. If you don’t plan on using the pool, help us save energy by setting heater to 80 degrees. This is so that our next guest may reach their desired temperature in a shorter period of time.
The sleeping arrangements are as follows:
- Primary bedroom with king bed and its own bathroom – sleeps 2
- Bedroom 2 with queen bed – sleeps 2
- Bedroom 3 with queen bed – sleeps 2
- Bedroom 4 with queen bed – sleeps 2
- Theater room with 2 king-sized memory foam sofa beds – sleeps 4 (bedding & towels inside hallway linen closet)
- Theatre Room has an 86” TV with 5-speaker surround sound. Seating for up to 14 people.
- Game Room has a 70” TV with Sound-Bar & Subwoofer. Games include Billiards, Foosball, Ping-Pong, NBA Jam (4 players) & Pac-Man.
Street parking is recommended, especially during construction hours. Driveway parking is not guaranteed.

With prior approval we may allow up to 10 extra guests max to stay the night, this home properly sleeps up to 12 guests with beds, bedding & pillows included within the nightly rate. Each additional nightly guest, up to 10, are charged a rate of $50 per person per night for use of the facilities, amenities and toiletries (beds, bedding & towels not included).
House Rules
- No cigarette smoking inside any of the houses at any time.
- Quiet Hours are between 10:00 PM – 8:00 AM. This means no yelling, shouting or screaming anywhere outdoors during Quiet Hours. Any amplified music must be turned off or moved indoors before 10:00 PM nightly.
- Please be mindful of the neighbors around the property. Though you may not see them, they reside in the properties surrounding this property, and can hear all unnecessary loud noises at all times of the day. Please use decency when playing music, point speakers away from the neighbors.
- Please respect the house and the furniture. Do not jump or stand on the beds or sofa beds; they are only meant for laying on.
- Upon check out, please take all of your trash to the bins on the street. Please start the dishwasher and start the laundry with towels only; bedding can remain for cleaning crew.
- Check-out is no later than 10:00 AM, unless arranged with us ahead of time. You must have all of your belongings outside of the house by 10:00 AM, as our cleaning crew needs to prepare the home for our next guest.
Other Things to Note
Quiet Hours are between 10:00 PM – 8:00 AM. During this time there is no amplified music, screaming or yelling allowed outdoors. We have built the Game Room & Theater Room for you to enjoy fun and music 24/7 indoors. You may use the pool at any time, but must refrain from screaming, yelling & splashing, and from disturbing the neighbors by gathering outdoors or in the street.
No more people are allowed onto the property than agreed upon at time of booking. Friends & family are always welcome, however everyone must adhere to the Quiet Hours.

Construction may be taking place on this property during your stay. The construction area has been fenced off to separate your areas with an 8′ tall fence with mesh for privacy. All amenities as promised in this listing are still available for full use 24/7. Construction hours are Monday – Saturday 8:00 AM – 5:00 PM. For any issues related to the construction please contact the property owner.
The pool heater is controlled by our guests! The pump is always running, so all you need to do is select your desired pool temperature on the heater’s digital screen. Though the heater is operating 24/7, the water temperature is based on the weather; cold and rainy weather may prevent heater from reaching desired temperature. If you don’t plan on using the pool, help us save energy by setting the heater to 80 degrees. This is so that our next guest may reach their desired temperature in a shorter period of time.
The pool is cleaned once every week. Please allow for 1 hour to pass following pool cleanings to allow for chemicals to dissipate prior to entering the water.
Gardner comes once a week to wash around the pool area and clean the driveway. You may ask him not to clean if it is disturbing your stay; please do not contact the host regarding this.
Please note that the cleaning fee includes the following & much more: Clean and sanitary living space, heated pool, property maintenance, gardener, pool man, laundry machines, soap/ shampoo/ conditioner/ towels/ paper towels/ toilet paper, blow dryer, iron, coffee, popcorn, kitchen appliances, cooking utensils and public utilities (clean water/ power/ gas). The cleaning fee is non-negotiable in order for us to provide the same level of excellence to all of our guests.
Guest Access
The entire property is yours to enjoy during your stay. All amenities and private access to the house and pool area are all yours during your stay. Tons of shopping, big box stores and restaurants only 5-10 minutes away.
If you want to continue your evening with noise, please take all socializing & music indoors and close all doors and windows. We have setup the Game Room & Theater Room to be enjoyed at all hours, and keep any noise away from the neighbors. Both rooms have surround sound speakers that can be utilized 24/7. The pool is available for use 24/7, however splashing and yelling is not acceptable at any time, especially during the Quiet Hours of 10:00 PM to 8:00 AM.
**Please Note** This home is under on-going construction. During this time the backyard is all dirt (no grass). The backyard pool and BBQ are available and yours to use 24/7. This inconvenience is already reflected in the nightly price, please do not lower our star rating if you notice construction crews and loud noise during your stay.
